In 2007, the value of land in Italy began to increase again after two years of stagnancy. The positive growth of the agricultural market has, in fact, increased the hopes of investors who are once again buying terrain, above all for the cultivation of seed crops.
This was the most interesting data revealed by the latest INEA (the National Institute for Agrarian Economics) study on the changes on the land market in Italy. Despite the slow down that has been registered for the entire national economic system and the relatively modest agricultural earnings, the land itself continues to represent an interesting item to invest in, safe from the risky fluctuations of other capital markets. The national average for the value of land in Italy has surpassed the 17,000 euros per hectare mark, a value that hides a large variability in value throughout the territory.
Below, is a list of the 10 highest priced areas of land in Italy for wine (minimum and maximum values in thousands of euros per hectare) according to the statistics made available by INEA.

According to the INEA study, land located in northern Italy has an average value of more than double that of the south. The same goes for flatlands that, on average, have a value three times higher than that of mountain land. Despite these sharp differences, the average price for Italian land still reaches the top of the European classification list, in which only countries like Holland, Belgium and Denmark have similar values. As opposed to inflation rates, these prices have demonstrated, after a two-year decrease, a slight increase in real terms (+0.2%), thus inverting a worrisome trend of lowering prices for land.
The value of Italian land in real terms remains superior to that of the 1990’s but inferior to the deflated prices of the 80’s. The areas located in the agricultural zones of the north have benefited most: analyzing the data for the past seven years, the value of land has increased by 5-10% in these areas, while in the south values have actually decreased by 7-10%.
The sudden rise in land prices during the second semester of 2007 reignited interest in land investments and explain, at least partially, the renewed growth in land quotes.
The positive market movements of this commodity have given breathing room to the land market, above all in the more fertile areas. As well, the availability of new financial resources that will be available though rural development plans for the 2007-2013 program should not be underestimated.
According to sector operators, it is probable that the more capable entrepreneurs will be able to capitalize, even with the land market, on the increases in earnings derived from new structural investments and multifunctional activities that the rural development plans are oriented towards promoting. After three years since the application of the new uncoupled support, no particular effects have been noted on the land market.
It is probable that expectations of operators are already oriented towards a further gradual reduction in aid, therefore the value of land is probably feeling the capitalization of public aid a bit less than in the past. In the first half of 2008, according to the first evaluations supplied by sector operators, interest in agricultural land continued to grow even after the increasingly evident difficulties in other market sectors. The worsening of the agricultural system in mid 2008 and, above all, the extension of the financial crisis pose some serious doubts in the capacity of the land market to maintain the same dynamism of just a few months before.
